1. Exclusive Bookings
De Vos – The Private Residence is reserved exclusively for one group at a time, giving you complete privacy. Once your dates are confirmed, they are blocked from all other guests, ensuring your stay is entirely yours.

2. Payment & Confirmation
Bookings are confirmed once full payment is received. Due to the exclusive nature of the property, all confirmed reservations are non-refundable.

3. Cancellations
• More than 6 months in advance: We may, at our discretion, offer a full refund or credit toward a future stay.
• Emergencies & exceptional circumstances: If unexpected events arise, please contact us. We are happy to assist with credits, rescheduling, or supporting insurance claims.
• Force majeure: Situations beyond our control, including pandemics, natural disasters, or government restrictions, may affect travel. While refunds aren’t guaranteed, we will work with you to find practical solutions.

4. Island Life & Utilities
Being a tropical island property, occasional interruptions may occur in:
• Electricity (EFL – Energy Fiji Limited)
• Water (Water Authority of Fiji)
• Roads & access (Public Works Department – PWD)
• Internet and communications

These are outside our control, but we always strive to resolve issues promptly. Guests understand that temporary interruptions do not qualify for refunds.

5. Guest Responsibilities
• Guests are responsible for personal belongings and following property rules.
• Comprehensive travel insurance is recommended to protect against unexpected cancellations or disruptions.

6. Our Commitment
While exclusive-use bookings are non-refundable, we always aim to assist in emergencies and provide documentation for insurance purposes.
